Mercer Lake Estates HOA
Announcements

July 31st, 2026
We hope everyone is enjoying another beautiful summer at Mercer Lake. As your HOA Board, we want to provide an update regarding the community dock and waterfront use.
Following the recent vote in which the proposed bylaw changes were not approved by the membership, the Board has voted to return to the original dock rules. As part of this change, the swim area will remain in place but has been shortened, and the designated boat launch zone has been restored.
Rather than making long-term changes without additional community involvement, the Board will take time over the coming months to gather input from homeowners and discuss possible improvements to dock access and use. Your ideas and feedback will be an important part of that process, and we look forward to working together to develop a plan.
In addition to the dock, the Board is actively reviewing several other topics that were raised during the Annual Meeting. We will continue to keep you informed as progress is made. As one example, Dan has adjusted our landscaping schedule to help reduce HOA expenses while continuing to maintain the appearance.
If you have any questions, suggestions, or ideas for improving our community, please don’t hesitate to reach out. We value your feedback and encourage you to be part of the conversation as we plan for the future.
Thank you for your support and commitment to making Mercer Lake Estates a welcoming community for everyone. We wish you and your family a safe and enjoyable remainder of the summer.
Sincerely,
The Mercer Lake Estates HOA Board of Directors

2026 UPDATES
ALL NON-MOTORIZED WATERCRAFT MUST HAVE WATERWAY ACCESS PERMITS.
See in "Our Documents" page on our website and click on the file, OSMBrules.pdf
Also included is information for motorboaters to help bring increased awareness of Oregon's waterway requirements. Hard copies will be available at the April 1st meeting.
Come on out to our dock and relax on the new bench in the "Orange Zone."
At the end of the dock is an area that is reserved for swimming, fishing and chillin'.
This is a great place to bird watch and you might see some otters frolicking in the water.
Make sure you have your camera or cell phone to catch those unexpected moments.
For the swimmers we have a sturdy ladder for when you are finished with your swim.
Fishermen can cast their lines out and kick back on the rugged 7 ft long bench and wait for the big one to bite the bait.

Take a look at this entry in Our Documents page, "When the next tree falls.......at the HOA dock area." This is a set of guidelines to follow when a shoreline tree falls on the dock and possibly a boat tied to the dock. The hard to predict wind gusts on the lake make this situation a recurring problem. Dock usage is at your risk and make sure you have proper insurance coverage to manage this type of emergency.

The HOA Kayak Hut has been rearranged to optimize space and usage.
There are several kayaks that have not been used for more than a year; based on the amount of dirt and spider webs. This kayak hut is meant for members that are actively using their kayaks. As you can see, we have limited space and please remove your kayak(s) to make room for those that are waiting for available space.
Also, we need to emphasize that our Otter Cove usage rules states that kayaks cannot be left on the grass and must be stored or taken back home. This is required for lawn maintenance.

The Otter Cove Rules sign that was installed on 9/11/2025.
These guidelines are meant to make your Otter Cove activities fun and memorable experiences while at the same time being respectful to your fellow members.
Go to "Photo Gallery" to see more detail of this sign.
